How fast can you turn around a Phase I?
Typically two to four weeks, depending on how quickly municipal and government records come back. Give us your condition date upfront and we will tell you honestly whether it can be met, and what would speed it up.
Should the vendor order a Phase I before listing?
For land, industrial buildings, gas stations and other higher-risk properties, it often pays. Buyers and lenders see the environmental picture immediately, which tends to shorten conditions and reduce price renegotiation late in the deal.
Can the buyer’s lender rely on a report the vendor commissioned?
Often, yes, through a reliance letter, as long as the report is recent and meets the lender’s requirements. Tell us who the likely lenders are and we will scope the report so it can be relied on.
Do you cover both the GTA and Ottawa?
Yes. We work from our Ottawa head office and our GTA office in Durham Region, and take on Phase I ESAs across Ontario, from Peel, York and Halton to Eastern Ontario.
