When a Phase II confirms contamination, the next questions are how far it goes and what it will cost to fix. A Phase III ESA delineates the contamination horizontally and vertically. We then compare remediation options, such as excavation and off-site disposal, in-situ treatment, or risk assessment and risk management, on cost, schedule and how they fit your construction plan. During cleanup we are on site to direct excavation, take confirmatory samples and document everything your lender, the Ministry or a future buyer will want to see.

- Contamination has been confirmed and needs to be sized and priced
- You are removing underground or aboveground fuel storage tanks
- Contaminated soil must be removed before or during foundation excavation

Phase III Delineation & Remediation questions
Do we have to clean up to the strictest standard?
Not always. Depending on the site and planned use, a risk assessment can justify site-specific standards, which may be far cheaper than removing all impacted soil. We compare both routes so you can choose.
Can remediation happen during our excavation?
Yes, and it often makes sense. We plan remediation around your excavation schedule so impacted soil is segregated and hauled to the right facility as you dig, instead of as a separate project.
