Phase II Environmental Site Assessment in Ottawa and across Ontario
A Phase II ESA tests the concerns raised in the Phase I. We design a targeted sampling program, oversee drilling and test pits, install groundwater monitoring wells, and send samples to an accredited laboratory. Results are compared to the Ontario Ministry of the Environment, Conservation and Parks (MECP) site condition standards. You learn whether there is a problem and, if there is, how big it is, so you can price it into your deal.

Phase II Environmental Site Assessment questions
Can the Phase II be combined with the geotechnical investigation?
Yes, and it usually should be. Sharing one drill rig and one mobilization saves money and time. We coordinate the environmental sampling with the geotechnical engineer’s borehole program.
What happens if contamination is found?
We tell you what it is, how far it extends and what your options are. Often that means a Phase III to delineate it, then a remediation or risk-management plan. We also help you estimate the cost so you can negotiate the purchase price or plan your budget.
