Services we provide

Lenders, Investors & Lawyers
Fast, lender-ready environmental due diligence for acquisitions, refinancing and CMHC-insured multi-unit financing, with reliance letters on request.
What matters to you, handled
Transaction timelines
We schedule around condition dates and funding deadlines, and flag early if a Phase II is likely so you can adjust terms in time.
Lender requirements
Reports follow CSA standards and common lender scopes, with reliance letters on request so your file isn’t held up by revisions.
Pricing the risk
Where contamination or hazardous materials are likely, we provide realistic remediation and abatement cost ranges for negotiations and underwriting.
Portfolio screening
For multi-property acquisitions, we screen the portfolio first and focus detailed work where the risk actually is.
How we help
Phase I Environmental Site Assessment
A records review, site visit and interviews that tell you whether a property may be contaminated, before you buy, finance or develop it.
Learn morePhase II Environmental Site Assessment
Soil, groundwater and soil vapour sampling that confirms whether contamination is present, where it is, and how much.
Learn moreDesignated Substance & Hazardous Materials Surveys
Asbestos, lead, mercury, silica, PCBs and mould identified before demolition, renovation or tender, as Ontario’s OHSA requires.
Learn morePhase III Delineation & Remediation
Mapping the full extent of contamination, then designing and overseeing the cleanup, from dig-and-dump to risk management.
Learn moreQuestions we hear
Can you provide a reliance letter to our lender?
Yes. Tell us the lender’s name and any specific requirements at the start and we will include a reliance letter with the report.
Can an existing Phase I be updated instead of redone?
Often, yes. If a recent report exists and the site has not changed, an update can be faster and cheaper. We will review it and tell you whether an update meets your lender’s requirements.
Have a site or building to assess?
Send us the address and what you are trying to do: buy, finance, rezone, build or renovate. We’ll tell you what you need and send a clear scope and quote.
