For developers, builders & design-build contractors

Your environmental partner, from land deal to occupancy

We help Ontario developers buy with confidence, get through approvals faster and keep excavation moving, with clear quotes and reports that answer the question you actually asked.

What developers get

Environmental work designed around your pro forma

Deadline-driven schedules

Condition dates, financing and permit milestones set our schedule. Risks are flagged early, not in the final report.

Costs before commitments

Remediation, abatement and soil disposal cost ranges you can take to the vendor or your lender.

No duplicated work

If an RSC is likely, we do the provincial version of the ESA from the start. Phase II data is designed to support excess soil planning too.

One coordinated package

ESAs, planning studies, soil, water and hazardous materials under one scope, with partners managed by us.

Excavation kept moving

Excess soil plans, dewatering approvals and fast on-site response when the dig turns up something unexpected.

Engineering next door

Our sister company Miriton adds mechanical and electrical engineering, building condition assessments and MLI Select energy attestations.

FAQ

Working with InAIR

When should we bring an environmental consultant onto a development?

Before you firm up the purchase. The Phase I shapes everything that follows, from whether you need a Record of Site Condition to how much excess soil planning and remediation to budget for.

Do you work directly for developers or through the design team?

Either. Many developers hire us directly so they control the environmental scope and schedule. We also work for architects, engineers, general contractors, lenders and lawyers.

What if a study needs credentials you do not have in-house?

We bring in licensed partners, such as ecologists, archaeologists, acoustic engineers or Qualified Persons for an RSC, and manage their work so you still deal with one team and one schedule.

Can you estimate remediation costs before we close?

Yes. Once we know what is in the ground, we give you a realistic cost range for remediation or risk management, so you can negotiate the price or walk away with confidence.

Have a site or building to assess?

Send us the address and what you are trying to do: buy, finance, rezone, build or renovate. We’ll tell you what you need and send a clear scope and quote.
